What the customer reported

After a power outage, the system came back on and the occupants said they smelled smoke, so the fire department shut off the system at this commercial property in the 77550 area.

What we found and did

Brandon, Gabriel, and Christian found that the blower motor drive and blower motor fuses had been bypassed and the motor was wired to constant power, which caused the motor to over amp and catch on fire; they also found a bad condenser fan relay. The team replaced the blower motor and belt (leaving a spare belt inside the unit), replaced the 10 amp fuses and rewired them back into the circuit, and added a 3 pole contactor in place of the failed VFD drive. They also replaced the outdoor fan contactor and rewired the thermostat to have a common wire and no batteries.

Result

The crew verified operation of both refrigeration circuits, the condenser fan motors, the blower motor with proper belt tension, and high and low stage, recording a 24° temp drop across the unit in high stage.

What Caused Air Balancing Problems in a Houston Business?

What the customer reported

A commercial customer in the 77550 area of Houston reported having air balancing problems.

What we found and did

Brandon and Christian found a shredded blower belt, a bad condenser fan motor, and a thermostat that was improperly programmed and not wired for 2 stage functionality, meaning the unit had never operated at full capacity. They also found the thermostat in suite 170 turned up, which kept the unit serving the shared space from removing humidity. They replaced and properly tensioned the blower belt (leaving a spare inside the blower compartment), replaced the condenser fan motor, and rewired the thermostat at both the thermostat and the unit so the 2nd stage could run, then reprogrammed, tested, and labeled the thermostat. They also lowered the suite 170 set point from 75 to 72 for more run time to pull humidity, blew out all unit drains, and unblocked one roof drain.

Result

After testing, operation was restored and the unit's 2nd stage ran for the first time, letting it operate at full capacity.
