Water Leaking Into a Store From AC Drains in Galveston

What we found and did

Brandon found the drain lines backed up at a Galveston commercial property, with one draining into the store. He cleared the drains and replaced the PVC with green anti microbial PVC to help mitigate backups. He then installed inline float switches on both units to shut the system down in a future backup and replaced all filters (16x20, qty 8).

Restaurant AC Units Keep Freezing Up in Galveston

What the customer reported

A Galveston restaurant reported that the AC keeps freezing up.

What we found and did

Matthew found that the kitchen unit, the dining area unit, and the dehumidifier all had clogged drain lines, and in the dining area the float switch was cutting off the unit because the drain pan was filled up. He cleaned out the drain lines on all three units and checked pressures on both air-conditioning units.

Result

Pressures on both air-conditioning units were good and the units were cooling well.

Local conditions

Why quality commercial hvac matters in Galveston

Salt Air Corrosion

Galveston Island's direct ocean exposure means HVAC outdoor units face constant salt spray that corrodes condenser coils, electrical connections, and cabinet panels far faster than inland locations. Coastal-rated equipment and frequent cleaning are essential.

Extreme Humidity

Galveston's humidity regularly exceeds 80%, forcing AC systems to handle heavy moisture removal alongside cooling. Without proper dehumidification, homes experience clammy air, mold growth, and premature equipment wear.

Hurricane & Storm Exposure

Galveston's island location makes HVAC systems vulnerable to hurricane-force winds, storm surge, and power surges. Proper equipment anchoring, surge protection, and post-storm inspections are critical for system longevity.

Year-Round Cooling Demand

Galveston's mild winters and long, hot summers mean AC systems run 8-9 months per year — significantly more than inland areas. This extended runtime accelerates wear on compressors, fans, and electrical components, making proactive maintenance essential.
