A Tiki Island homeowner in the 77550 area reported that their AC was not cooling as well as it should.
Brandon found the drain line full of growth and draining very slowly, which caused the float switch to trip and reset intermittently and led to the decrease in cooling, and he also found that the outdoor unit dual run capacitor installed by a previous technician was drastically oversized, causing excessive noise, heat, and wear. He flushed the drain line, emptied the float switch, opened the evaporator coil door to verify there was no debris to cause a future backup, and verified the metering device, refrigerant charge, clean evaporator coil, and blower motor speed taps. He also taped insulation back onto the air handler doors and sealed several severe air leaks around the cabinet doors and penetrations. Finally, he replaced the installed 55/7.5 mfd dual run capacitor with the proper 45/5 mfd capacitor according to the motor labels on the fan and compressor.

Brandon, Matthew, and Christian found that both evaporator coils were very dirty, both drain lines needed to be flushed out, and the drain pan on the downstairs unit was very brittle and breaking to the touch. They cleaned the upstairs coil in place, while the downstairs coil was removed, thoroughly cleaned, and reinstalled. The team replaced the filter drier and the internal drain pan on the downstairs system, then flushed and cleared both condensate drain lines to ensure proper drainage.
Both systems were tested after service and verified to be operating properly.

Matthew and Christian found the evaporator coil heavily impacted with dirt and debris, restricting proper airflow and causing excessive condensation to accumulate and drip into the garage area. They also found several refrigerant lines with deteriorated or inadequate insulation, allowing the lines to sweat and produce additional condensation. The team removed the evaporator coil, thoroughly cleaned it to remove the accumulated dirt and debris and restore proper airflow, then reinstalled it. They re-insulated one refrigerant copper line with deteriorated insulation and applied spray foam insulation around the remaining exposed refrigerant lines.
The system was verified operating properly, cooling as intended, and no longer leaking water into the garage.
